A husband-and-wife team who sell where we live
Kevin and Annette Wurgler are REALTORS® with eXp Realty, working from 13940 W. Meeker Boulevard, Suite 117, in Sun City West, Arizona. Before real estate, they spent about two decades in the metro Phoenix golf industry, running clubs across the Valley — which is how they came to know the West Valley's golf and active adult communities from the inside.
Kevin has been licensed in Arizona real estate since 2005 and Annette since 2007, and for the last 14 years they have worked together full time as a team, closing more than 320 transactions and earning more than 100 client reviews. Their focus is narrow on purpose: age-restricted and active adult retirement communities in the Northwest Valley, plus the relocation and remote-transaction work that comes with serving buyers moving in from other states.

Common questions
- What does age-restricted actually mean?
- In an age-restricted community, occupancy rules apply to everyone who lives in the home, not just the buyer on the loan. Requirements are set by each association and verified at transfer. Before you write an offer, we confirm the current requirement in writing for that specific community.
- Which of these communities is not age-restricted?
- Coyote Lakes in Surprise is an all-ages golf community. It is often the right answer for households that cannot meet 55+ occupancy rules but still want golf-community living. Westbrook Village occupancy rules should be confirmed in writing for the specific property.
- How much are HOA and recreation fees?
- Fees vary by community, by subdivision and over time, and several communities also charge transfer or asset-preservation fees at sale. We will not quote a figure from memory. We obtain the current written amounts and governing documents from the association for the exact address you are considering, during your inspection period.
- Is golf included in HOA dues?
- Generally no. In Sun City, Sun City West, Sun City Grand, Corte Bella, PebbleCreek and Westbrook Village, golf is handled through separate green fees or a club membership structure that is not part of base association dues.
